General conditions
- 1. Premise
- BAIA BLU promotes and concludes - on behalf of the owners - rental agreements of holiday houses and flats

- 2. Confirmation
- Written confirmation must be provided giving your personal data (name, surname, address, CAP and city, province, telephone number, mobile phone number , email address, period of stay: from/to, number of adults, number of kids - their age- any animal, payment methods). A down payment must be done when booking as a confirmation deposit and initial payment. You will receive, by post, a rental temporary contract and material like itinerary, privacy policy, our conditions and other information about the area.

- 3. Number of people
- The maximum number of people allowed in – as written in the location description and in the temporary rental contract - must be respected, whatever is the age of the person en plus. The persons in exceed will be send away. In extreme cases, the contract can be terminated without any refund from BAIA BLU.

- 4. Animals
- Pets are allowed only if the guest asks for it and BAIA BLU gives a written approval that must be shown in the contract.

- 5. Arrival and leaving times
- The lease starts on the Saturday of arrival at 3 p.m. to the Saturday of departure at 9 a. m. . We urge you to be on time.
Note: If you arrive before 3 pm, please call us! If the flat/house has been already cleaned we will take you there. We will drive every guest according to the arrival time. If there is a hitch, please think that we are working for you and that it is also our interest to take you to your place as soon as possible.

- 6. Claims
- If there are claims to be done, they have to reach BAIA BLU within 12 hours from the arrive. Please write what is wrong. We will not take account of all the claims that will not be reported on the terms, and in the manner, set out in the agreement.

- 7. Methods of payment
- We offer you two different ways to pay. Please, choose the payment when booking.
1st ) SOLUTION
- - When booking, 50% of the rent has to be paid via Postal order or wire transfer to BAIA BLU. After you have made the payment, please send to us a copy of it via fax and we will be able to mail you the temporary rental contract, in duplicate, that you will sign and mail it to us – the original copy.
- - The rest of the sum must be paid at the arrival in cash (see the initial rental date in the temporary contract), that is to say when the key will be given to you.
2nd ) SOLUTION
- - When booking 1/3 of the rent must be paid via Postal order or wire transfer to BAIA BLU. After you have made the payment, please send to us a copy of it via fax and we will be able to mail you the temporary rental contract, in duplicate, that you will sign and mail it to us – the original copy.
- - 1/3 of the rent must be paid via Postal order or wire transfer to BAIA BLU within 60 days before your arrival. After you have made the payment, please send to us a copy of it via fax.
- - The left over will be paid in cash at the arrival (see the initial rental date in the temporary contract), that is to say when the key will be given to you.
NOTE: In any case, the settlement for 1 week or a few days staying must be done only in cash.

- 8. Force Majeure
- In the case, act of God, the object chosen is no longer available, BAIA BLU will offer a similar alternative or give back the money paid.

- 9. Pushed forward departure time
- If you have to leave earlier, you have no right to get a refund on the days left. The guest has to give back the accommodation as he received it at the arrive.

- 10. Deposit
- A 200.00 euros deposit (if not specified in a different way) must be paid at the arrive when we give you the key in our office ( if you have pets there’s a plus of 150.00 euros). The deposit will be given back to you via wire transfer or by mail the day after your departure, or the first available working day, if no damage has been done. Note: the deposit may be hold if the flat/house is in a “disastrous” condition that will force us to make extra cleaning.

- 11. Cancel a reservation
- In case of a notice of cancellation:
- - If a deposit of confirmation (and the second deposit in the case you have chosen the second type of payment solution) has already been paid and the cancellation arrives in time, nothing more is owed. The deposit/deposits will not be refund to you unless the period you reserved is booked again. In this case the deposit can be partially refund.
- - If a deposit of confirmation (and the second deposit in the case you have chosen the second type of payment solution) has already been paid, and the cancellation is made not within 40 days from the arrival date, the guest has to pay all the rest of the rent.

- 12. Controversy
- In case of controversy, the court of Massa (MS) shall have exclusive jurisdiction over any disputes relating to the terms and conditions mentioned above.
